ECS PROJECT: Somerset House, Halifax

Refurbishment and conversion of office space into residential flats.
Brief:
ECS were engaged by Teakwood Investments to works as part of the Professional Team to redevelop Somerset House, an existing, partially Let, Grade 1* Listed Building.
Throughout the design development ECS negotiated the contract to act as Principal Contractor working with the Michael Eyres Partnership and Michael Denton Associates.
The 12 week project consisted of:
- Refurbishment of existing 1st floor office space and bringing 2 existing flats up to current compliance standards.
- Conversion of the 2nd floor former office space into 3 flats
- Fit out of 2 partially completed flats, and
- Refurbishment of central core areas
- New utilities together with M&E infrastructure
- Compliance works
- General external façade and roof restoration works
Working with a Grade 2* Listed Building we worked closely with the Local Authorities Building Control’s Conservation Officer to ensure all architecturally sensitive items and finishes were maintained and preserved throughout the build.

Notable Achievements:
Worked closely with the Professional Team, Conservation Officer and Building Control achieving a sympathetic quality refurbishment within cost plan
Liaised closely from pre-construction through to handover with the existing tenants maintaining an exemplary working relationship throughout the project and without complaint.
