Brief:
New warehouse roof: Elite Construction Services to strip existing asbestos roof/gable cladding and fibreboard under cladding and dispose from site. Supply and fit new warehouse roof with powder coated insulated roof cladding system to existing steel structure, inclusive of isolation, temporary relocation and reinstatement of fire alarms, electrical & mechanical installation. Overall area approx 3200m2.

Challenges:
Metrode Products manufacturers welding products; production had to continue throughout the project, which meant the site was fully occupied for the duration of the works. The client used degradable and combustible products. Safe removal and disposal of asbestos cladding. Limited storage and access.

Overcoming the challenges:
The priority for Elite Construction Services was to establish and maintain extremely close liaison with the client’s production, health & safety, maintenance and logistics teams, including daily and weekly minuted meetings and issue of updated programmes. Elite Construction Services undertook robust tendering procedures and vetting of specialist contractors.  Full CDM protocol was adopted including full pre-construction phase information packs risk assessments, method statements and development of a construction phase plan.

Outcome:
New warehouse roof – no more roof leaks and associated risks to factory below. Elite Construction Services removed over 90% of asbestos content within the building, which will vastly reduce the risk to their staff and improve the value of the building. Vastly improved insulation and lighting levels. Opportunity to remove redundant mechanical and electrical installations.

“Keeping our operation running was critical to the re-roof project for Metrode, as a busy manufacturer we cannot afford to shut a line down, for repairs like this. So while cost was important, if we’d had factory down time this would have been a huge additional cost.
