Scope of project

The client required extensive external repairs to address significant issues with the property. The primary concern was a leaking roof, which necessitated the assembly of scaffolding at both the front and back of the property to provide access for the required repairs.

Overview

The property had suffered from water ingress due to old and damaged roof slates, as well as deteriorated external windows. Additionally, the basement required clearing, and drainage issues needed to be resolved to prevent further structural damage. The project aimed to restore the property’s integrity and ensure all repairs were completed to a high standard.

Work undertaken

The roof was stripped of its existing tiles, which were removed from the site, and the damaged and pierced membrane was replaced to ensure it was watertight. Leadwork was repaired and replaced as needed, and the gutters were cleared to allow proper water drainage.

The external windows, two at the front and two at the back, were severely rotten. The damaged timber sections were spliced out and replaced with new timbers, and the windows were decorated in colors matching the existing design.

In the basement, the area was cleared, and a disconnected drain was reviewed. A new inspection chamber and pipework were installed, along with tanking works to address water ingress and ensure proper drainage.
