Baines Wing, University of Leeds

The refurbishment of the Baines Wing School of Healthcare at the University of Leeds was part of the University’s Ways of Working scheme.

The primary aim was to encourage staff to return to campus for work, rather than working remotely. The project focused on transforming three stories of unused office space into a functional and modern environment.

The project involved the refurbishment of three stories of existing office space, each presenting unique construction challenges. Elite Engineering Services was contracted to deliver the mechanical and electrical (M&E) services, covering the entire process from initial survey and concept design (aligned with budget) to installation, testing, commissioning, and final handover.

The refurbishment introduced advanced systems for electrical and mechanical services, including new lighting, heating, ventilation, and monitoring systems. Additionally, the scheme marked the first implementation on campus of remote control for central lighting, thermostatic radiator valves (TRVs), and CO2 monitoring.

Electrical: New lighting, emergency lighting, central lighting control LV distribution, small power, data, fire alarm, access control & AV.

Mechanical: New heating services and modification, ventilation modifications, natural ventilation CO2 monitoring & BMS heating valve control.

Lighting: The university can monitor occupancy levels allowing trends of popular spaces to have lighting control adjusted to suit requirement. Remote switching. All general lighting c/w daylight dimming.

TRV/heating: The university can monitor internal temperatures of spaces and adjust the heating remote or isolate as required.

CO2: The university can monitor CO2 levels to alert occupants of increased levels. The CO2 monitors also include CO2 indication within the spaces, providing the occupant the ability manually open the windows as required.
