Scope of project

Converting offices which were vacant for a period of years into two residential apartments which the client will rent out.

Overview

The current building was over ground floor, first floor and a second floor which was used as offices. The project was to fully rip everything out internally back to the brick and rebuild two apartments. One apartment had two bedrooms, kitchen/living room in one room, bathroom and storage, whilst the second apartment had one bedroom, kitchen/living room in one room, bathroom and storage.

The project required various repairs to the roof structure and large amounts of external pointing works were also undertaken. We workied alongside the client and their design team with drawings and a detailed specification to deliver the project successfully and to their exact needs. The build was above a live estate agents, so regular contact was made with them to ensure minimal disruption.

Work undertaken

Full rip out of the building, walls, floors, ceilings, toilets and kitchenette areas, right back to the brickwork. Installation of new fire blanket, insulation and three board flooring to ensure sound and fire separation from the estate agents below. Construction of new metal and timber partitions with acoustic factors and fire rated. Installation of new acoustic and fire rated ceilings. All new 1st fix electrical wiring and 1st fix mechanical works with all new pipework. Utility works bringing in new mains gas and mains water into the building, which was all external works undertaken, civils works and re-tarmac works.

Full plastering works to the full site on completion of the plasterboard works and construction of all partitions. Installation of all 2nd fix mechanical works, which consisted of new bathrooms with WC sink, bath and shower, full new gas central heating to the full area. New lighting by spot lights, two new full kitchens with integrated appliances. All new carpet and vinyl flooring to the bathrooms. A new communal bin store area, a new intercom system. All new external windows and a main front door in grey composite for added security.
